Lake Forest Pool Re-Opening Update

RE:  Lake Forest Pool Opening
 
Hello Lake Forest Tenants,
 
The pool will open Saturday, June 13, 2020.  The opening is conditioned upon the following rules:
 
  1. Each adult residing in a unit must complete a COVID-19 Pool Waiver & Liability Release Form.  All children in your immediate household must be referenced on one of the adult forms.
    1. Form can be located at www.LakeForestRR.com.  Click on “Amenities”, then “Pool”. then on the link to download the waiver form.
    2. Pool Waiver Form
    3. Return completed form to admin@ascensionpm.com.   
    4. We will process waiver forms and activate pool cards as quickly as is feasible, based on the volume of forms received.  We will work hard to complete pool card activation by the end of each business day that forms are completed (Saturdays and Sundays may experience delays).
  2. No more than 61 persons in the pool area at any given time.
  3. No guests.  Resident access only.  Maximum family size of 8 at any one time.
  4. No pool parties.
  5. Minimum 6’ social distancing is to be observed.
  6. Residents are encouraged to wear a face covering when you are not in the swimming pool.
 
If you are a landlord, it is your responsibility to do the following:
  1. You, as the owner, must submit a waiver. One form per adult.
  2. You must send Ascension PM an email approving your tenants to have access.  Include the names of all adults in the residence along with their contact information.
  3. Your tenants must submit a waiver form.  One form per adult.  All children living in the immediate household listed on one adult form.
 
Additional Information:
  • The clubhouse remains closed until occupancy limitations have been eliminated.
  • The bathrooms will be open.  Cleaning of bathrooms and pool area will be conducted once per day.   Cleaning may happen while the pool is open to the community; please be patient if there are any temporary closures.
  • A hand sanitizer dispenser will be installed and stocked per availability.  You are encouraged to bring your own hand sanitizer in case supply runs low.
  • Water fountains will remain off.
  • All furniture is stored away.  You may bring your own lawn furniture and take it with you (remove) when you leave the pool.
  • Residents are responsible for cleaning their own furniture and any other surfaces touched in the pool and bathroom areas.
  • The HOA is not hiring pool monitors or lifeguards.  
  • The expense for additional pool area/bathroom cleanings will be paid through the operating budget.  There will be on-going evaluations to determine throughout the year if non-essential items can be deferred.
  • Additional cleanings and pool season will end October 31, 2020.
 
The Board reserves the right to close the pool should there be violations to the above rules.  Please ensure personal responsibility so that our beautiful pool can be enjoyed by all for the remaining entirety of the season.

Lake Forest Amenity Update

Dear Lake Forest Residents:
 
We wish to thank everyone for their flexibility and understanding during the COVID-19 pandemic.  The Board has evaluated information provided at webinars and legal briefs to determine how to best address opening Lake Forest amenities in a manner that does not affect HOA financial security.  We wish to open all amenities soon, with everyone’s safety as the first priority.  Below is an update regarding each amenity.

When enjoying any open amenity, residents are requested to follow the Governor’s “Minimum Standard Health Protocols” for all individuals published at (https://open.texas.gov/uploads/files/organization/opentexas/OpenTexas-Checklist-Individuals.pdf) and follow the social protocols listed to minimize in-person contact.

1. The tennis court remains open by reservation.    As a reminder, the tennis court is available *only* for tennis and no other games or activity may be played on the court at any time.
 
2.  The playscape areas are open.   Please be reminded the HOA does *not* clean or disinfect the surfaces in our common outdoor areas (e.g., playscapes, benches, bridges, etc.).
 
3.  The basketball court is open.   The court is available from dawn to dusk and residents are required to follow the rules posted at the court.
 
4.  The trails, pond, and open park areas remain open.
 
5.  The clubhouse and pool remain closed.  The Board and property managers are evaluating potential costs, available funds, and available resources needed to possibly open at partial capacity.  Pool monitors are not budgeted for Lake Forest.  Initial quotes are approximately $14,000 for a limited eight (8) hours of daily coverage through Labor Day.  If monitors were hired, the expense would have to be funded from HOA reserves or via a special assessment.    
 
-Expenses for additional porter service and cleaning supplies would be required to sanitize the facilities.  The HOA can only limit, not eliminate, the risk of COVID-19 by hiring a monitor and a service to clean all pool-area surfaces touched by residents.  
 
-Based on the financial strains listed above that do not eliminate risk, the Board continues to follow legal advice and keep the pool closed.  
 
Should any resident observe people in the pool, please contact the RRPD non-emergency number, 512-218-5500, to report the trespassing.  Then, please notify Ascension Property Management that you have made the report (admin@ascensionpm.com or 512-255-1671).  

The HOA must rely on personal responsibility by all amenity users.  If you observe violations of state orders or recommendations, please contact the Round Rock Police Department’s non-emergency number 512-218-5500.  Again, thank you for your understanding and helping our HOA keep everyone’s safety as the first priority.

Corona Virus Update for Lake Forest HOA

Dear Lake Forest Residents,
 
At the May 6, 2020 Board of Directors meeting, the Board discussed and agreed to open the community pool effective May 8, 2020 at 25% capacity. The decision was made in consideration of the Minimum Standard Health Protocols for bodies of water published in association with Governor Greg Abbott’s Executive Order amendment. On May 7, 2020 the Board received legal counsel regarding opening the community pool. Based on that counsel, the Board has since determined to keep the pool closed until occupancy restrictions are lifted.
 
The Board understands residents’ desire to open the pool during the great weather we are experiencing. Unfortunately, the HOA does not have the infrastructure nor resources to support this activity. (It would require all pool users to sign a waiver upon entering the pool, hiring a monitor to administer waivers and supervise the locked entryway, and other coordinated activity.)
 
The tennis courts will remain open by reservation per the Board notice effective May 1, 2020. Governor Abbott’s Executive Order restrictions are in place for all who use the tennis court. Specifically, no more than 4 persons on the court are permitted at any given time and social distancing must be observed at all times.
 
Until COVID-19 occupancy restrictions are lifted, the HOA pool, clubhouse, amenities behind the clubhouse gate, basketball court, playscapes and swings, and all other HOA amenity locations excluding the tennis court remain closed until further notice. Residents are requested to follow the COVID-19 bans and restrictions designated by Williamson County and Governor Greg Abbott’s Executive Order and amendments.
 
All HOA-sponsored Social Committee Events remain postponed until further notice. Reschedule dates are under evaluation by the Committee. The Annual HOA Meeting remains postponed. A reschedule date is under evaluation. An announcement will be made once the meeting is confirmed.

Tennis Court Re-Open May 1 - Executive Order Restrictions Apply

Hello All Lake Forest Residents,
 
In accordance with Governor Abbott's Executive Order, the Lake Forest tennis court will re-open  Friday, May 1, 2020.  Executive Order restrictions are in place for all who use the tennis court, specifically, no more than 4 persons on the court at any given time and social distancing must be observed at all times.

The tennis court is for tennis playing ONLY.  No cricket or other games may be played on the court at any time.

Help Prevent Oak Wilt Disease In Lake Forest

To help prevent the spread of oak wilt disease in Lake Forest, please consider the guidance provided from the following resources.  Unless there is a safety concern, pruning oak trees is not recommended during spring and fall (February through June).  The beetles that carry the fungal spores are most active during this time.

Coronavirus Update for Lake Forest HOA

Dear Lake Forest Residents,
 
Based on information communicated by the Centers for Disease Control and Prevention (CDC), the State of Texas Department of Health, and the State of Texas and Williamson County Departments of Health, the Board of Directors has made the following decisions:
 
  • Until COVID-19 restrictions are lifted, the HOA pool, clubhouse, amenities behind the clubhouse gate, basketball court, playscapes and swings, tennis court, and all other HOA amenity locations are closed until further notice.  Residents are requested to follow the COVID-19 bans and restrictions designated by Williamson County.
  • Postponement of all HOA-sponsored Social Committee Events until further notice.
 
To the extent individuals are using shared or outdoor spaces as allowed in the Stay Home Order, please practice the recommended “social/physical distancing’ measures provided. Please be reminded that the HOA does NOT clean or disinfect any of the surfaces in our common outdoor areas (playscapes, benches, bridges, etc.).
