Dues
Lake Forest HOA dues are due annually every January 1 in the amount of $570 per year.

You can easily pay your dues one-time or set up recurring payments using your Smartwebs Resident Portal linked above. The online payment system does charge a fee of $0.99 when using a bank account or a 3% fee when using a card.

Pool Cards
Pool Card Waiver Form
 
Please fill out a Pool Card Waiver Form to activate your card or request a new card. 

For lost or additional pool cards, there is a $26 fee which can be paid through the form. Your card will not be processed until a form and payment (when applicable as indicated in the form) has been received. 
 
Pool cards are processed Monday-Thursday and will be sent to you in the mail. No card pick up or drop off is available. You will receive a temporary access code while you wait for your card in the mail. 
 
Landlord/Tenants:
If you are landlord, your tenant will have to fill out a Pool Card Waiver Form, and you will need to fill out an Owner/Tenant Permission Form
  
Pool cards will be suspended for violating pool rules or unpaid dues.

Clubhouse Rentals
You need to be a Lake Forest resident and have an active pool card to rent and access the Lake Forest Clubhouse. 
 
To reserve the Clubhouse, you will need to: 
  • Fill out the Clubhouse Reservation Form.
  • Use the link in the form to reserve your 4 hour time slot using the Online Reservation System. 
  • Enter your payment information through the form if you are booking Friday-Sunday or if it is your third weekday rental. 
  • Submit your Clubhouse Reservation Form after booking your reservation and paying the rental fee if applicable.

Resale Certificates
Request a Resale Certificate at: 
 
Transfer Fee: 0.15% of the sales price of the home or $500, whichever is greater. 
Resale Certificate Fee: $375
All fees are collected upfront.

Architectural Control Committee (ACC)
 
Submit an ACC Request: 
Homeowners can submit ACC requests using the Resident Portal.

ACC requests are REQUIRED when making CHANGES to the EXTERIOR of your property. 
 
 
To ensure a timely decision for your project, please include the following information (when applicable) to your request:  
  • Plat Map (Survey) of your property
    • include location and dimensions of structure, addition, modification, etc. on the survey
  • Basic Design Documents
    • drawings, diagrams, etc.
  • Sample Photos
    • color choice, materials, etc.

Lake Forest homeowners are welcome and encouraged to attend meetings. Attendees have an opportunity to provide input near the start of the meeting during Homeowner Forum. The Homeowner Forum is for discussion of general HOA matters only. No personal issues nor specific homeowners/addresses will be discussed (maximum 3 minutes per homeowner). 
The Upcoming Meeting Notice and Agenda linked above will have information on what topics will be discussed at a particular meeting and will updated 6 days prior to a meeting date. Notices will also be sent to homeowner email addresses on file. 
 
 
Get Involved
Lake Forest has many opportunities to get involved in your HOA. Lake Forest has a Board of Directors comprised of five elected members of the association who serve two year terms. At the annual meeting, the community elects candidates to empty board seat positions. There are also several committees in Lake Forest HOA to get involved with. All board and committee members are volunteers from the community.

Architectural Control Committee- 
This committee assists will reviewing projects submitted to assess if they follow Lake Forest's Architectural Guidelines to keep the neighborhood looking great.

The finance committee reviews monthly financials and assists in planning and proposing an annual budget. 
 
Communications Committee:
This committee produces a newsletter for the HOA that communicates information to residents. 
 
Social Committee- 
The social committee helps plan and put on events for the neighborhood to enjoy.

Lake Forest is an established, master-planned community in southeast Round Rock, Texas situated between Brushy Creek Regional Trail and Gattis School Road. The neighborhood is filled with mature trees and landscaping and beautiful homes with spacious floor plans.

Lake Forest has an active social committee that hosts multiple events throughout the year. The community is zoned to some of the best schools Round Rock has to offer.  Several amenities, including a pool, parks, playgrounds, catch-and-release fishing pond, basketball court, clubhouse, and lighted tennis court, are included in the community. We love our community, and we know you will too.
