Pay your Dues
Lake Forest HOA dues are due every January 1 in the amount of $570 per year.

Get a Pool Card
You will need to fill out a Pool Card Waiver Form to activate your card or request a new card. 
If you are landlord, your tenant will have to fill out a Pool Card Waiver Form, and you will need to fill out an Owner/Tenant Permission Form
For lost or additional pool cards, there is a $26 fee which can be paid through the form. 
 
Pool cards are processed Monday-Thursday and will be sent to you in the mail. 
Your card will not be processed until a form and payment (when applicable as indicated in the form) has been received. 
Your card will be suspended for violating pool rules or if you have unpaid dues. 
Rent the Clubhouse
You will need an active pool card to access the Lake Forest Clubhouse. 
 
In order to secure your desired booking for the Clubhouse, you will need to: 
  1. Fill out the Clubhouse Reservation Form
  2. Book your date via the Online Reservation System, which is also linked in the form. 
  3. Pay the rental fee if you are booking Friday-Sunday or if it is your third weekday rental.

The Resale Document fee is $375.
The Transfer Fee is .15% of the sales price of the home or $500, whichever is greater. 
All fees are collected upfront. 
Submit an ACC Request
ACC stands for Architectural Control Committee. ACC requests are required when making changes to your property. 
 
You may submit an ACC request by visiting your Resident Portal and beginning an application there.
 
Please review the ACC Guidelines before submitting your request. It is important for your to include all the appropriate information and documents upon submission for the process to be timely.

Report or Inquire about a Violation
Please visit your Resident Portal, to view violations in question. You may contact us using the messaging feature or email us with questions or updates. 
 
You can report a concern for a violation using the Violation Concern Form. 
You will remain anonymous to the property and issue you are reporting.

All Lake Forest homeowners are welcome and encouraged to attend. Attendees have an opportunity to provide input near the start of the meetings during the Homeowner Forum. The Homeowner Forum is for discussion of general HOA matters only. No personal issues nor specific homeowners/addresses will be discussed (maximum 3 minutes per homeowner). 
Meetings begin at 6:30 p.m. in person at the HOA Clubhouse with exception to the Annual Meeting.

Get Involved
Lake Forest has many opportunities to get involved in your HOA. Lake Forest has a Board of Directors comprised of five elected members of the association who serve two year terms. At the annual meeting, the community elects candidates to empty board seat positions. There are also several committees in Lake Forest HOA to get involved with. All board and committee members are volunteers from the community.

Architectural Control Committee- 
This committee assists will reviewing projects submitted to assess if they follow Lake Forest's Architectural Guidelines to keep the neighborhood looking great. 
 
Finance Committee- 
The finance committee reviews monthly financials and assists in planning and proposing an annual budget. 
 
Communications Committee:
This committee produces a newsletter for the HOA that communicates information to residents. 
 
Social Committee- 
The social committee helps plan and put on events for the neighborhood to enjoy. 
 
Neighborhood Watch Committee- 
*No members currently.
Block captains needed.

Lake Forest is an established, master-planned community in southeast Round Rock, Texas situated between Brushy Creek Regional Trail and Gattis School Road. The neighborhood is filled with mature trees and landscaping and beautiful homes with spacious floor plans.  
 
Lake Forest is a short drive from some of the area’s largest employers, including Dell, Ascension Seton Williamson, and Baylor Scott & White Healthcare.  The community has easy access to major retail centers with a mix of shopping, dining, and entertainment. It is also close to Round Rock's most desirable attractions, such as Dell Diamond Stadium, Round Rock Sports Center, Rock'N River Water Park, Old Settlers Park, Kalahari Resorts and Conventions Center, Forest Creek Golf Club, and Round Rock Premium Outlets.
 
Lake Forest has an active social committee that hosts multiple events throughout the year. The community is zoned to some of the best schools Round Rock has to offer.  Several amenities, including a pool, parks, playgrounds, catch-and-release fishing pond, basketball court, clubhouse, and lighted tennis court, are included in the community. We love our community, and we know you will too.
