LAKE FOREST HOMEOWNERS ASSOCIATION
The Community Homeowners Association of Lake Forest, Inc (the Association), exists for two primary purposes – to manage the common areas and to enforce the Declarations of Covenants, Conditions and Restrictions (DCCR’s) – as per the legal documents that created The Association.  Every homeowner receives a copy of the documents when they purchase a home in Lake Forest, usually at closing.
 
HOW IS LAKE FOREST ORGANIZED/MANAGED?
The Association is a non-profit corporation. Its basic purpose is to govern Lake Forest in accordance with the governing documents.

The Association is governed by a five-person Board of Directors, elected by the members of the Association. The Board of Directors of the Association has the power and duty to administer the affairs of the Association in accordance with the governing documents. The Board is also responsible for the ongoing operation and maintenance of Lake Forest. 

The Board has a management agreement with Ascension Property Management, a property management company. The Property Manager is responsible for carrying out the decisions of the Board, assisting in administering the affairs of the Association, and the overall operation and maintenance of Lake Forest. Ascension Property Management can be reached at 512-255-1671 or at admin@ascensionpm.com. IS MEMBERSHIP IN THE ASSOCIATION OPTIONAL?
No. Any person who becomes a property owner in Lake Forest is automatically a Member of the Association. Membership is mandatory. Membership ceases when the person ceases to own property in Lake Forest. Every member is subject to the requirements of the governing documents.
 
DOES THE ASSOCIATION HAVE MEETINGS?
There will be at least one meeting of The Association annually in May as specified in the bylaws or as established by the Board of Directors.  However, special meetings of The Association may be called by the Board of Directors, or upon the presentation of a petition signed by at least 67% of the owners. Notice shall be given to the owners in advance of the meeting. The Board normally meets bi-monthly on the fourth Tuesday of odd-numbered months.
